About Twin Waters
Twin Waters is an 8-level, 23-unit residential complex located on the South Perth Peninsula. Built in 1983, the building’s electrical infrastructure needed upgrades to meet modern standards and support EV charging.
With several residents either purchasing or considering EVs, they needed a solution that would meet immediate demand while remaining equitable and fully scalable in the future.
Most importantly, they needed to minimise impact and infrastructure upgrades to a building that is 40+ years old.
Barriers to EV Charging
As a 43-year-old building, Twin Waters’ main switchboard (MSB) was not compliant with modern standards and required remedial works. This, along with the need for a new dedicated EV distribution board and trenching across a parking lot, meant that the ‘backbone’ works were not insignificant.
However, none of these challenges was insurmountable, and the building recognised that the MSB upgrade needed to be done regardless of whether EV charging was added.
Taking a pragmatic approach, they worked with NOX and their electrical partner, Your Next Electrician, to divide the work between building upgrades and last-mile installation for residents.
The NOX Energy Solution
The installation commenced with 12 residents opting in. During the installation, one additional resident signed up, bringing the total to 13 devices. All were installed after the MSB upgrade, the new EV DB installation, and trenching completion.
Each resident pays only for the electricity they use, with automated billing and operator reimbursement handled entirely by the NOX platform.
NOX handles all billing, load management, maintenance, and resident support. Zero admin burden on the operator.

Results
Although Twin Waters is an older building, it can still provide scaled EV charging for all residents.
With 13 10A IPSs installed, nearly 60% of Twin Waters residents now have access to their own private EV charger. Additionally, the building’s electrical infrastructure is now fully compliant with 2026 standards.
