About Belvedere Apartments

Belvedere on Main Beach is a residential development offering a range of apartments, including two and three-bedroom options, terrace homes, and penthouses. The complex features 24 floors and offers 239 car parks. The residential-only building has secure underground parking.

Being a relatively new build, base electrical and Wi-Fi infrastructure for charging was largely in place. Residents had explored other scaled charging options and found them to be prohibitively expensive and complicated. They needed a low-cost, scaled, safe, and managed EV charging solution.

The Challenge

Belvedere Main Beach had the benefit of an EV charging backbone and garage Wi-Fi, providing the underlying electrical and communications infrastructure and capacity to support future EV charging. However, the current infrastructure did not include EV charging provision at individual car parking spaces. This created a practical challenge for residents who own or were considering an electric vehicle.

The opportunity to leverage the existing EV backbone while establishing a clear, streamlined process for connecting individual car spaces now and in the future was critical. The plan was to make EV charging accessible to residents while maintaining appropriate load management, safety and cost allocation across the building.

The NOX Energy Approach

NOX proposed to supply and install an EV charging point at each of the 5 interested resident’s allocated car spaces, utilising Belvedere Main Beach’s existing EV charging backbone.

The solution provided residents with convenient, dedicated charging while incorporating smart load management to maximise the building’s available electrical capacity. A user-pays model ensures residents pay for installation and their own charging. The intent was to provide a fair, scalable and practical solution for EV owners.

How Residents Use it

The solution allows residents to conveniently charge their EV’s at their car space, with smart load management to optimise available electrical capacity. Some residents are also using it to trickle charge the batteries in their petrol/diesel vehicles.

By making dedicated charging access available to all residents, the building has removed a key barrier to EV adoption — allowing residents to confidently consider purchasing an EV without concerns around access restrictions by the OC.

Power Access Beyond EV Charging

By default, the IPS has a minimum power draw threshold set for safety.

In specific cases, NOX Energy can adjust this setting to accommodate lower-power devices. This ensures residents can continue to safely operate everyday appliances such as tools and battery chargers — demonstrating that the IPS is not only an EV charging solution, but a flexible, multi-functional access to power.

Results

There have been multiple rounds of installation for residents at Belvedere. The initial round consisted of 5 car spaces. Two additional installation rounds have added 9 car spaces, now EV-enabled. Additional installations are expected in 2027.

Will Ransom is a certified electrician and CEO/Founder of ModTech Group

He has several qualifications and extensive experience across data, communications, and EV charging. Will and ModTech Group have spent the past 15 years serving the bespoke electrical needs of the thoroughbred racing, gaming, and strata industries. These projects have run the gamut from traditional electrical installations to incredibly unique low-lag GPS and broadcast/video work.

Beyond that, he has been an early pioneer in strata EV installations and, through that work, has identified the need for a product like the IPS to provide charging while utilising legacy electrical infrastructure.

Charlie is based in Melbourne and previously led Accenture’s Utilities Practice for Latin America, the Middle East, Africa, Asia, Australia, and New Zealand. This practice, which included a $700M portfolio, 5000+ individuals, and 75+ clients, covered all elements of generation, transmission and distribution, and retail across the gas, water, and electricity value chain. 

He has been an active member of the sustainability, renewable energy, and electric vehicle communities for 25+ years. His passion for EVs culminated in founding and leading Accenture’s eMobility practice for Asia Pacific with a mandate to help decarbonise Australia and the world.

He has continued working in the net zero, peer-to-peer (P2P) network, and eMobility space through advisory roles across several organisations and as managing director of Velocious Investments and Consulting.

Through this work, he and NOX Energy’s CEO and Founder, Wylie Chak, discussed overcoming the charging access hurdle in EV adoption. NOX Energy, specifically the IPS, is intended to democratise everyone’s access to EVs by overcoming that hurdle.

Co-founder and Director

Wylie Chak is a seasoned banker with a passion for entrepreneurship and tech start-ups. With an impressive track record, he garnered valuable experience at prominent financial institutions, including Deutsche Bank, HSBC, and the Commonwealth Bank of Australia.

In 2015, he embarked on a new journey, joining Lindsay Wine Estate (LWE) in Australia as a managing partner, overseeing distribution and sales for the Asia-Pacific region. Under his management, LWE rose to prominence as one of the nation’s leading exporters of Barossa wine.

In 2019, he co-founded “Uollar”, a cryptocurrency investment platform based out of Hong Kong.
